質問1 一度は一緒に住んだが性格が合わないので同居をするのを辞めたい。
I have tried living together ,however, due to differences in character, I wished to stop the house sharing arrangement.

まずあなたにとって何が嫌なのか話し合ってください。もしそれでも双方にとって不都合がある場合は猶予を与えて出って行ってもらえばよいと思います。その時ははっきりと理由を伝え、猶予期間を合意の下に設定し円満解決してください。同居者に一度も注意したことや話し合いをしたこと無く、突然出て行ってもらうことを希望するのはとてもわがままな事です。決してしない事をお願い致します。
First ,discuss with each other what is the thing that you dislike. If after talking with each other yet you are still unable to come to a mutual understanding or agreement, try giving each other a grace period . After the grace period, explain clearly your reasoning and set a time frame to solve the issue. It is unwise and not recommended that you suddenly decide to move out without notice nor without any discussion with your housemate.

双方の努力が必要です。言語を理解する為にはまず耳が慣れる必要があります。これには約3ヶ月かかると考えます。よってまずは3ヶ月は我慢するなり、ボディーラングエージで説明するなり頑張ってください。それでもコミニケーション問題が解決しない場合は積極的にその同居者と言葉の教え合いしてはいかがでしょうか?きっと解決策が見つかると思います。
It takes both parties to make the effort with communications with each other. In order to understand a foreign language, it takes time and getting used to. For one to get used to a foreign language, it usually takes approximately 3 months . Meanwhile during this period, try to accommodate your housemate and be patient with each other. Try to use body language as a means to communicate with each other and if this does not work, how about proactively try to engage and teach your housemate so that you can mutually find a common language to communicate.

質問3 同居希望人のとの契約についてどうして良いか分からない。

まずお金の事をクリアにしてください。例えば家賃はいくらかかるのか、光熱費はどうするのか、電話代は、食費は?等です。また契約時には必ず相手のパスポートのコピーを取り、敷金として1、2ヶ月分の家賃を払ってもらうべきです。もし何かを壊されたり、不祥事が起こったとき便利です。また何も同居中に問題ない場合は同居人が同居を止め出て行く際、返却してください。この行為は海外でのHOUSE SHARINGでは普通に行われている事です。また言葉による契約は絶対しないでください。必ず書面 を作成し、サインをしてもらってください。
書面の例を添付しておきます。
First, make sure anything that involves money is cleared. For example, how much is the rental fee, how to split the utility(gas, electricity & water) bill and telephone bills. If you are sharing food , how do you share the shopping expenses ,etc.
In addition, make sure you make a copy of the other party's passport at the time of contract is signed and have them pay the one to 2 months advance rental fee as a deposit. This is useful when something is broken or something unfortunate happens. Furthermore, if you wish to ask your housemate to leave or stop living together although no apparent problem arises, it is common practice that you return the deposit amount received when the Contract was signed . This is common practice and understanding when involved in HOUSE SHARING abroad. Also, it is important that you never make a verbal contract , be sure to make a written document and have it signed by both parties. I have attached a written example.

正直分かりません。なかにはとても保守的な大家さんがいて承諾してくれない場合があります。なので必ず確認を取ることを薦めます。
Honestly, not sure. Some conservative landlords may disagree . It is important that you must first confirm with the landlord before making any subcontract with a third party.
